Community Rental Rules

Our Rancho La Quinta community CC&R's prohibit short-term rentals of your property. Our rules include the following:
 
  1. All Rentals within Rancho La Quinta must be for a period of more than thirty (30) consecutive calendar days.
  2. Advertising your property for rent for less that thirty (30) days is also a violation of our CC&R's, even if you are not successful in renting your property.
  3. With any rental for more than thirty (30) consecutive calendar days, you must provide notification to the HOA along with providing a copy of the lease. You can do so by completing our Tenant Registration Form below.
  4. Tenants renting for more than thirty (30) days, may purchase vehicle transponders and homeowners may authorize tenants to call in guests and vendors. You can grant this authority in our Tenant Registration Form.
  5. The Member/Resident shall have the responsibility to acquaint his/her tenants and guests with the CC&R’s and Rules and Regulations of the Association.
  6. For the purpose of these Rules and Regulations, a “tenant” shall be defined as anyone in possession of a Member’s home in exchange for any sort of consideration (monetary or not), or at the sufferance of the homeowners.
  7. Damage to Association property or fines will be assessed against the Member even though the infraction was committed by a tenant or guest.
  8. Violation fines will be in accordance with the Schedule of Fines currently adopted by the association.
  9. Tenants are not notified of a CC&R or Rule violation; owners, as the responsible party, will be notified.
  10. If an owner rents or leases and delegates Association privileges to the occupant, then the Owner relinquishes all rights to use the amenities. The Racquet Club and the Golf Club amenities may not be delegated. You will need to check with the Clubhouse for their rules regarding guests or renters.
  11. Violations of our rules also require that we notify the City of La Quinta of the violation and the City will assess the La Quinta Transient Occupancy Tax (TOT) and any penalties for violation of the Short-Term Vacation Rental rules (STVR) rules.
